Industrial tenant representation is a specialized form of commercial real estate advisory where a licensed broker works exclusively on behalf of the occupier — never the landlord — in a leasing, acquisition, or renewal transaction. The tenant rep broker's mandate is to:

  • Conduct submarket analysis covering vacancy, availability, rent comps, and 12–24 month demand forecasts

  • Execute a letter of intent that protects the tenant's position before legal documents are drafted

The GTA industrial market has stabilized after the post-pandemic correction. Vacancy has risen from sub-1% lows in 2022 to 4.2% as of Q2 2026, driven by speculative development delivering into weaker demand. For tenants, this is the most negotiating leverage available in five years — free rent, TI allowances, and flexible lease structures are all more attainable than they were in 2021–2023.

Submarket selection is the highest-leverage decision in a GTA industrial lease. GTA West (Mississauga, Brampton, Milton) offers the deepest inventory and most competitive landlord pricing. GTA North (Vaughan, Markham) is tighter for mid-bay product. Durham Region (Ajax, Whitby, Oshawa) is the value alternative for tenants priced out of GTA West.
